The Golden State Income Funds is a series of real estate investment funds sponsored by Woodbridge Realty Advisors, LLC. WRA is a division of Woodbridge Capital Partners, LLC a private equity and registered investment advisory firm registered with the State of California.
Woodbridge Capital Partners was founded by Wall Street investment veteran William T. Lappas in 2002. Mr. Lappas has been in the investing business since 1987, having served for 16 years as senior vice president at Morgan Stanley, Smith Barney/Citigroup, and UBS advising institutions and clients in investment strategy and asset management. Mr. Lappas is also a founder and director of Community Business Bank the seventh largest public bank in the Sacramento region. In 2005 CBB raised $20 million in capital and became a publicly traded community bank. CBB has multiple branches in the Sacramento area. The Sacramento Business Journal recently ranked CBB as the 17th largest public company in the Sacramento area. Mr. Lappas is active in various philanthropic and non profit organizations and is a member of The Urban Land Institute (ULI) and the International Council of Shopping Centers (ICSC).
Woodbridge Realty Advisors has a well established reputation as a value oriented and value added investor focusing on real estate and projects that are inefficiently priced. The investment funds managed by Woodbridge share a common strategy of investing at an opportunistic time and generating absolute returns that are not correlated to the broader real estate market cycles.
The Golden State Income Funds series is managed in the same discipline as previously sponsored Woodbridge investment funds with a strong focus on creating above average absolute returns, with moderate risk and low volatility. Such returns are generated by employing a value-added, opportunistic investment strategy in an effort to capture market inefficiencies resulting from the current market weakness and the opportunities that have been created due to the current crisis in the credit markets.
